Individual Housing Credit Risk Management for Commercial Banks in China under the Housing Price Fluctuation

Abstract
Along with the development of the financial globalization, the credit risk management of commercial banks become increasingly complex in our country. In China, the house prices has been rising constantly in recent years. After the sub-prime crisis broke out in America, the house prices fell back a little in a short time, and the house prices have been still raised, the constant increase of house prices covers up the  individual housing credit risk of commercial banks in China. Although there is not the "subprime" in strict sense, it's certainly worth for us to pay attention to individual housing credit risk caused by the large constant increase of house prices in the commercial banks. It has important significance for conducting house price fluctuation analysis and the individual housing credit risk management in Chinese commercial banks to reform the Chinese commercial banks' credit risk management system.
Through studies, this paper argues that it has abnormal volatility for the constant rising house prices in our country at present, while it also implies the possibility of fall in the future. The government should play the role of regulation, transparently  disclose the housing market information in public, and regulate the real estate market competition order to control the abnormal fluctuations of house prices. The government should also gradually improve and perfect the personal credit system, strengthen the internal credit risk management of commercial banks, steadily develop the healthy development of the securitization of credit assets, strengthen the supervision and management of individual housing credit , then to prevent individual housing credit risk of the commercial banks in China.
