Opening Report of Individual Housing Credit Risk Management for Commercial Bank in China under the House Price Fluctuates

1. Background and Research Meaning
Since the 1990s, along with the financial market being increasingly complex, and the unceasing development of financial derivatives, individual housing credit risk of commercial bank presents the phenomenon of enlargement and globalization of impact scale, therefore, it is crucial for the banking industry to develop a more perfect risk management system and scientific risk management means. For China, the current financial market liberalization is still at the primary stage, the development of individual housing credit is also late, so the housing credit risk will also be the risk the commercial bank shall concern.
There are many defects existing in individual housing credit risk management of commercial bank in China currently: firstly, the borrower's credit system related to housing credit has not been established in China; secondly, the housing credit risk management system and mechanism of commercial bank is not complete, and the responsibilities of risk management departments are not clear; finally, the tools and technology for credit risk management is backward, which can not establish the corresponding risk analysis model and accurately quantitatively measure and control risk. Because it has been is a short time for developing personal housing loan business in our country, and currently the individual housing credit risk management system in symmetrical bank is not perfect, the theoretical circles have not had systematic and rational research on the market risk caused by the house price fluctuations.
