4. Risks in Chinese Real Estate Corporations

Risks that lie in the Chinese real estate corporations will be categorized and analyzed as follows.

4.1 Macroeconomic Risks in Chinese real estate corporations

Chinese real estate corporations expose themselves to external environment, in both domestic and international context. Therefore, macroeconomic risks concern about social, political, policy and economic growth risks, which will be described in the following sections.

4.1.1 Social environment risk

Social structure and values are main aspects to be considered of social environment risks. Residents that live in a stable and orderly society are more inclined to purchase property because stable society will bring the space of appreciation for real estate. In addition, cultural values, beliefs, customs will determine the cost of real estate investment and restrain the demands as well. The Chinese old belief “Feng shui”, which emphasize the importance of property geographical location will influence people’s choice of property.
Meanwhile, Chinese traditions also hold the belief that men need to own a house in order to get married because house ownership provides security and ascription in Chinese minds. This belief has contributed most to the high demand of real estate in China. It has been discovered by the online survey that above 87 per cent of the young Chinese people attempts to purchase a house before their marriage.

4.1.2 Political environment risk

Political factor can be one of the most important elements and main source of risks that affect real estate industry in China. Political stability, government laws and regulations on property investment and transparency in government supervision and management will bring the risks. Therefore, Chinese real estate business requires to be regulated. The current Chinese political environment is stable and thus, imposes very few small risks to its real estate sector.

4.1.3 Policy environment risk

The rapid and ambiguous changes of policies will bring policy environment risks of real estate corporations. Macro policies include policies related to housing, land, tax, financial, environmental protection and urban construction planning, which has great impact on real estate investment. The macro policy changes risk are enormous in China since the economic development was too swift and out of control, the Chinese government preferred restricting the fixed asset investment and inhibiting the majority of the infrastructure projects which increased the construction time and thereby, construction cost in China. Property tax, for example, has been launched and restricted the demands of Chinese property.


4.1.3.1 Land Policy risk
