According to the online survey, about 65.52 per cent of the respondents believe that supply and demand is the factor that brings most influences to the Chinese investment of real estate. The acceleration of Chinese urbanization is always regarded as one of the reasons for the increasing demand of real estate, regardless of low financial situations of new immigrates. Therefore, rural migrant workers are enforced to rent houses in cities so that the Chinese real estate corporations need to examine the actual demands of the Chinese real estate market.
Influence of land prices
58.62 percent of the respondents in the online survey of this paper perceived that the land price is the most essential risks to be considered to the success of Chinese real estate investment. For one thing, the land price becomes the largest expenses of the real estate investment costs due to the continuous increasing land prices. For another, land prices are expected to increase in the long term for the scarcity of land supply. The real estate investors have anticipated huge profits and small pressure for the booming market. However, they will certainly suffer losses under the market recession. It is recommended that the Chinese real estate corporations keep rational attitudes when bid for the land. Real estate investors need to calculate the potential profits and losses to minimize risks resulting from the land prices.
Influence of resettlement risks
In addition, 37.93% of the respondents think that resettlement risks are most influential risk factor to the investment of real estate, the result of which correspond to question number 16 of the survey form. There are so many reports about the conflicts between the real estate developers and the previous households due to previous households’ dissatisfaction on removal compensations. Most of removal compensations that the previous households have received can not afford to purchase a new house so that they are willing to stay. Some previous households will ask for help from public media to criticize the arbitrary relocation of the real estate corporations that brings negative effects on the reputation of the property developers.
In Chinese real estate market, urban planning and the selling of lands are controlled by the government, who will also be responsible for the relocation of the previous households to give them removal compensation through negotiation. The successful relocation and new real estate projects starts require proper interaction with households, government and the real estate developers. The real estate developers also need to build close relationship with the local government to in order to obtain government’s support.
