2.1 ECONOMIC FACTORS THAT ARE BOUND TO AFFECT HOUSING MARKET IN NEW ZEALAND
1. Economic Growth. Demand for housing is dependent upon income. Therefore with higher economic growth and rising incomes people will be able to spend more on houses; this will increase demand and push up prices. In fact, demand for housing is often noted to be income elastic (luxury good); rising incomes leading to a bigger % of income being spent on houses. For example a company sells houses and the prices were fixed but so many people don't have enough money spend on housing, then suddenly there is an increase in economic growth and with high economic growth the income will also rise then the people now have the money to spend more on the houses, so when the company realise that due to this rising economic growth the people can now spend more of their money on housing they will now decide to increase the price of the houses. This example shows us that when the economic growth was stable people don't spend too much on housing but when the economic growth increases people began to spend more on housing due to high income, so as a result of this rising in income, this gave the company who sells the houses the opportunity of increasing the house price of the houses. This is how the economic growth is bound to affect the housing market of New Zealand.
2. Unemployment. Unemployment is related to economic growth. Clearly when unemployment is rising, less people will be able to afford a house. But, even the fear of unemployment may discourage people from entering the property market. i.e. when an individual is unemployed he will have no means of getting money to afford a house and this will seriously affect the housing market because that will lead to decrease in house price.
2.2.1 OTHER REASONS:
Interest Rates. This is not really a 'general economic condition'. But, a period of high interest rates will cause lower demand for housing. It increases the cost of mortgage payments and reduces the affordability of housing. The sharp rise in interest rates can cause a very steep fall in New Zealand house prices. And when the demand for housing is low then the price of the house will also fall. For example houses cost RM50 in 2012 at an interest rate of 5% per year, so many people decide to buy the houses due to the low interest rate, but at the end of 2012 the housing interest rate increases in 2013 to 15%, the rate of people who demand for the houses now decrease due to the increase in interest rate of the houses.
