The real estate investors can not earn profits if they do not get financial circulation from the stock market. The high real estate cost will also enhance the performance of real estate stock in the stock market so that more amounts of capital will be attracted to stock market and bid high for the lands. And the abundant stock of land further increases the price of the real estate stock.    


5.2 Marketing risk

Selection of location, types of investment, advertisement and sales plan are main concerns of marketing risks.

1. Market Orientation

Market orientation will decide the profits of real estate investment. Marketing channels, the price orientation and distribution methods are key factors to be considered in market orientation. Price is one of the most important factors that affect the profits of investors because it is the most sensitive topic in real estate market. It seemed that customers have got used to the high housing prices and otherwise, customers will be suspicious about the quality of the real estate. Therefore, price has the most impact on the success of real estate. Due to the financial disparity of customers, the real estate investor while planning his project should separate their customers into different groups according to their purchasing power, which is the so-called price discrimination in the economics and require the possible highest price of each customer.

2. Advertisement selection

Promotion methods choice is also important to sell real estate out. Advertisement, as one of the powerful promotion tool, can be used by real estate investors.
Almost all businesses use advertisement to promote their products or service and enlarge their popularity in the modern world.
The skillful design of advertisement will attract customers’ attention and convey the information to them at the same time. The temptation raised by stimulus of advertisement is proved to be potential urge of purchasing from customers’ perspective. Customers’ inner delight and comfort will also be stimulated by the audio and visual images of advertisements.
A good housing presents people’s success and fortune in the present conditions in China due to the high prices of houses. Advertisements in the real estate market can use this psychological characteristic for the persuading and selling points to target customers. Investors need to avoid advertisements which is lack of selling point, imagination, especially fraud or bogus advertisements. Since the advertisement has got the huge financial support, the fraud or bogus advertisement will not have successful effect over sales whereas it will destroy the trustworthiness and reputation of a corporation in fact.


3. Location

Location is another important factor that influences customers’ choice of real estate except for prices. Location not only refers to the ecological position of the real estate but also represents neighborhood and the socio-economic and the nature aspect of the land or property. Real estate investment and recover of costs will be affected by locations because it will affect the selling of houses and profits.
