CHAPTER ONE: INTRODUCTION
Rationale
The general heightened concerns about business ethics have spread into the mortgage lending field. The ethics of certain lending practices have 代写留学生论文begun to be questioned by UK’s leaders as well as the public. There is some debate about whether unethical lending practices were used to profit from market conditions and about what practices must now be stopped, avoided, and prohibited. For example, issues like mortgage fraud are on the rise. When mortgage fraud takes place, loss is inevitable for the lending institution because such institutions have extreme difficulty protecting themselves (Originator Times, 2007).
Scholarly literature supports the existence of ethical climates that influence
organizational behavior (Victor & Cullen, 1988; Martin & Cullen, 2006). This exploratory research study will attempt to identify the perceptions of mortgage professionals regarding ethical behaviors and their drive to make profit. So this research will attempt to identify dominant ethical behaviors perceptions within specific mortgage companies in UK.
Furthermore, the study will attempt to identify factors that may be significant in influencing different ethical behaviors based on organizational or individual characteristics. Understanding the ethical behaviors under which decisions have been made to make profit may allow a deeper analysis of the mortgage industry. If a dominant ethical climate exists in a company or industry as a whole, organizational leaders and regulators may be able to develop internal practices or external regulations that may prevent unethical and illegal actions from occurring in the future. Promoting legal and ethical practices may have a positive impact on the company, the industry, and the community.
Currently, there are regulators and consumer groups demanding action to solve
the current crisis. Unfortunately, with so many variables it is hard to determine exactly
what needs to be done in such a large and diversified industry. In addition, trying to
determine who is responsible to implement changes may also be confusing. Some mortgage lenders may come under government supervision, while other mortgage
organizations may only be controlled by banking authorities (Gordon, 2007). Differences in mortgage regulations may also promote confusion over what practices may be viewed as legal and ethical (Grant, 2007).
