CHAPTER 1 INTRODUCTION


1.1 Background 

China's real estate industry is an important component of the Chinese national economy. In the Chinese system of national economy, real estate industry has an important status and role. It is the fundamental industry, leading industry and pillar industry of China’s national economy, which is reflected in the following areas. First of all, real estate industry is the basic material condition of social economic activities and the basic guarantee of economic development. Real estate is indispensable physical space conditions of all industrial departments of a society, it also composes the indispensable basic element of various industrial sectors. In today's China, its city economy and city modernization are base on real estate, which has shown the important position of real estate industry as foundation1. Then, as real estate industrial chain is long, it directly or indirectly guides and influences the development of related industries. The induction coefficient and influence coefficient of real estate industry are above average of coefficients of each industry department in national economy. China’s real estate industry has an increasing influence on its national GDP. The proportion of taxes towards real estate is also increasing in China's fiscal revenue. Real estate industry drives the development of construction material industry, forestry industry, light industry, electromechanical industry and related industries, the products production of these industries are inseparable from manual operation, the rapid development of the industries will need more labor resources, which creates employment opportunities for surplus labor. The employment population of real estate industry and the employment population of relevant industries driven by real estate industry are in a increasing process, the spillover effect is very obvious. The real estate industry as a pillar industry plays a decisive role and influences the Chinese national economy1.
