The real estate development will shift from prosperity period to the recession period when real estate bubbles are bursted. The advancement in theories can be seen from above points.
Besides, many corporations have established consultancy business in various countries, the objective of which is to provide suggestions on real estate analysis and valuation. These corporations offer helps to investors to predict and evaluate risks prior to making investment decisions. Therefore, investors can avoid potential risks with the use of advanced risk analysis tools such as quantitative analysis.
The Chinese real estate market is on its initial development stage compared to real estate market growth in developed countries. Scholar Tang(2001) has introduced real estate cycle of expansion and shrinking with four basic elements and formulated a system for surface, internal and external index for real estate such as property and vacancy price from index for surface. Zhong and Yu (1999) introduced a risk analysis system that provided a simple analysis method for risk measurement. Zhao, S. (2002) analyzed risk management theories as well as real cases discussions. Li and Chen (2002) had discussed risk prevention from market perspective. Based on theories, China has established so called system “real estate alarming index”, which provides data to real estate investors for their decision making in the real life.

 

Chapter 3 research methodology

3.1 Data Collection

Primary research method is the main data collection way based on the study. Data and information can be collected by an online survey through sending out questionnaires via internet. A large number of online articles, e-journals, e-newspapers, past studies and books have been studies during this research. Both local and national government homepages of websites are main origins of statistical data and figures that used in this paper.
In this paper, 100 copies of the designed questionnaire were distributed by means of the e-mailing service. These questionnaires were sent to the Chinese real estate corporations, bankers, insurers, brokers, the staffs who are work for the government, traders and some Chinese researchers who in the field of real estate risk management. Fifty of the total fifty two responses received in the survey qualified the requirement of the questionnaire form, out of which 29 were from the people related to the Chinese real estate industry. These respondents belong to the Chinese municipalities having the most prosperous real estate market.
The questionnaire form used in the online survey has been shown in the appendix of this paper. The questions asked in the survey form are classified in to thee sections. The first section collects the personal information of the respondent such as name, gender, education, profession, age and experience. The second section is related to the situation of the Chinese real estate market, for example, future tendency of Chinese real estate price and the maturity level of Chinese real estate market. The third section gathers information about risk and its management in the context of Chinese real estate industry.
